The Future Homes Standard is an important step towards improving the energy performance of homes. It forms part of the Government’s plans to reduce carbon emissions from buildings and support the transition to low-carbon heating, with more homes designed to be energy efficient, lower carbon and ready for a decarbonised electricity grid.

For developers and homeowners, this means considering heating, ventilation, solar, EV charging and energy management to create one efficient home.

New homes must produce 75–80% lower carbon emissions compared with homes built to the 2013 Building Regulations.

KEY ELEMENTS

Significantly lower emissions

Low-carbon heating

Heat pumps are expected to become the primary heating technology for new homes, helping move the sector away from fossil fuel systems.

Renewable electricity generation

The majority of new homes are expected to include solar photovoltaic panels, helping generate renewable electricity on site and reducing reliance on grid power. 40% coverage footprint where possible also includes EV infrastructure.

Advanced building fabric & airtightness

Every new home will require individual airtightness testing to verify performance. The previous approach of sample testing will no longer be permitted. Also included is enhanced insulation and thermal bridging.

Reduced overheating risk & smart ventilation

Part O of the Building Regulations becomes mandatory. This addresses overheating risks in highly insulated and airtight homes, helping maintain comfortable indoor temperatures during warmer months.

What does this mean for existing homes?

The Future Homes Standard is primarily focused on new-build homes, but its requirements can also be relevant when carrying out extensions and significant renovations. Depending on the scale and type of work, Building Regulations may require improvements to the energy performance of the property.
